Swell Property Works is a trade-qualified carpentry business based on the Southern Gold Coast. We handle the timber work that sits between a handyman and a full building company: decks and deck repairs, pergolas and privacy screens, structural repairs to stairs and balustrades, framing for small extensions, and the fiddly jobs other trades leave behind.
Coastal timber cops a hammering. Salt air, summer humidity and afternoon sun rot end grain, lift coatings and rust the wrong fixings. We build with that in mind: hardwoods or treated pine rated for the exposure, stainless or hot-dip galvanised fixings, and details that shed water instead of trapping it.

Questions we get asked
Yes. A rotten deck board, a loose handrail or a sagging gate are exactly the jobs we set the business up for. We charge a call-out for the first hour and an hourly rate after that, so small jobs stay affordable.
For decks we favour Australian hardwoods like spotted gum, blackbutt or merbau, or H3-treated pine where budget matters. All fixings are stainless steel or hot-dip galvanised. Untreated pine and zinc-plated screws don't last in salt air.
Often, yes. If the joists and bearers are sound we can replace the worst boards, re-fix the rest and re-oil the lot. If the sub-frame has rot we'll tell you straight and quote a rebuild.
Trade-qualified carpenter and fully insured. Licence details are available on request. Larger structural work that needs certification is quoted with that included.
